Emergency Repairs Guide For Tenants
IMPORTANT NOTICE!: THIS PAGE IS FOR TENANTS WHO ARE RENTING A PROPERTY THROUGH LJ HOOKER SOUTHERN RESIDENTIAL WA ONLY
If you are faced with an emergency situation, you are required to attempt to contact your property manager first. If you are unable to contact your Property Manager within 1 hour of the issue arising, we have compiled a list of information on items that are classified as an emergency situation and instructions on how to deal with that emergency. We recommend that you leave a detailed voice message on your property managers mobile phone and send them and SMS message as well.

Please note that if you go ahead with a repair that is not classified as an emergency listed below then owner is not obliged to pay for any expenses you incur and you will be required to pay for the invoice.
Fire / Damage To The Building / Severe Storm Damage / Ceiling Collapsed
If any of these events take place please do not wait for a call from your property manager, act immediately as follows.
- If there is a fire at your property, call 000 immediately
- If there is injury to another person call an ambulance immediately on 000.
- When there is damaged caused to the property by a 3rd party, call the Police and obtain a police report number.
- When there is sever storms and your have house damage that could effect the safety of the household occupants, call SES (State Emergency Service) on 132 500
- If there is damage to the gas pipelines and you can smell a gas leak call ATCO Gas 131352
- If there is water damage to the carpets, please contact your property manager and we will arrange drying when possible.
- If there is structural damage to the house, flooding or electrical problems do not stay in the house. Evacuate immediately, contact the correct person listed above.
NOTE: In the event that the damage to the property is going to cause a risk to the personal safety to you and your family, please contact the Licensee Victor Paz 0413 644 202 or Branch Manager Kristy Clymo 0404 076 774. Glass Damage caused from break/enter
- Ensure the property is safe to enter? Contact the Police and report the break in.
- The Police will give to you a Police Report number – you must report this to LJ Hooker the next working day.
- Without obtaining a police report number, the cost of replacement glass will be invoiced to you.
- If there is any other damage to the property besides glass damage (excluding personal belongings), this must be reported to LJ Hooker the next working day. You may contact the following glaziers to secure the property Dependable Glass -0410640500 or Buckingham’s Glass 94951435:
- You may instruct the glazier to forward the account directly to LJ Hooker. If the glass breakage is the result of an act attributable to yourself, you may call the glazier to repair the broken glass; however payment of the invoice must be made by yourself!
- If glass has been broken intentionally or unintentionally by the tenant, not through a break in, then the tenant is responsible to arrange their own repairs at their own cost.
Gas Leaks
You must contact a plumber immediately! Fortis Property Group WA Don 0417 917 970.
If the gas is leaking from the gas meter box, please contact ATCO Gas 13 13 52
No Power To All Or Part Of The Premises / Electrical Faults
If your home has lost power completely, and both RCDS and the mains switch in the meter box are on, please make enquiries with Wester Power to see if there is a fault in the area: Synergy: 13 13 53 or visit https://www.westernpower.com.au/outages/
As all properties are now fitted with 2 RCD switches, a faulty appliance can trip the switch. Before calling your property manager, turn off all of your home appliances, remove the power supply cord from the power outlet on the wall. Once this is done, reset the RCD switch in the meter box by turning it back on. Then, one by one, start to plug each appliance back in to see if one of these trips the RCD switch, if it does then that appliance is faulty.

If it is deemed that the tenant’s faulty appliance has tripped the RCD then tenant will be liable to refund the owner for the full cost of the electricians invoice.
Burst Water Pipes / Reticulation / Blocked Toilet
For any burst pipes, please try to locate your water mains (normally located towards the front verge near the fence line and/or in the garden bed). Then, please contact Fortis Property Group WA - Don 0417 917 970 immediately.
For burst reticulation pipes, please also turn off your water mains and then contact: Fortis Property Group WA 0417 917 970.
If the water is leaking from the water meter, this must be repaired by the Water Corporation – 13 13 85
Blocked Toilets: if there is only one toilet on the premises and it is blocked please call Fortis Property Group WA, Adam 0410 569 927 or Don 0417 917 970). If you have 2 toilets, and 1 is unblocked, this is not an emergency. If you have 2 toilets and both are blocked, please contact Fortis Group WA. If the blockage is caused by the tenants then they will liable for the invoice.Power Lines Fallen Down

Lost/Stolen Keys Or Locked Yourself Our Of The House?
This is not classified as an emergency. If you lock yourself out after hours you will need to call a locksmith and you will need to pay them directly. Recommended Locksmith: Central Lock & Keys 9354 9509
The following are NOT classified as emergency repairs and MUST wait until the next working day to be reported:
- Blocked Toilets: when there are 2 toilets on the premises, and 1 is blocked but the 2nd remains functional, this is not an emergency
- Stove/Oven not working.
- General Repairs and Maintenance.
- Air conditioning not working.
- Reticulation not working
- Dripping taps
